Position: Partner – Real Estate Law

Job objective
As Senior Real Estate Lawyer, you advise domestic and international clients on high-value real estate transactions and property law matters across Switzerland. You bring deep expertise in Swiss real estate law, combined with a strong command of related corporate, tax, and financing aspects. You work closely with our notarial, M&A, and tax practice groups, and serve as a trusted advisor to entrepreneurs, family offices, and institutional investors in all matters relating to property acquisition, development, and structuring.
Responsibilities
Real Estate Transactions
- Advise buyers, sellers, and investors on the acquisition, disposal, and financing of residential, commercial, and mixed-use real estate in Switzerland
- Lead legal due diligence on real estate assets, including title review, land register analysis, encumbrances, easements, building rights, and zoning compliance
- Negotiate and draft purchase agreements, option agreements, pre-emption rights, and transfer documentation
- Structure and execute sale-and-leaseback arrangements, joint ventures, co-ownership structures, and portfolio transactions
- Coordinate with notaries, land registries, surveyors, and financing banks to ensure seamless transaction execution
- Advise on distressed real estate, enforcement proceedings, and asset disposals in restructuring contexts
Development & Leasing
- Advise developers, owners, and investors on real estate development projects, including planning law, construction contracts, and project structuring
- Draft and negotiate commercial and residential lease agreements, including anchor tenant leases and build-to-suit arrangements
- Advise on property management agreements, facility contracts, and service level arrangements
- Guide clients on zoning matters, building permits, and administrative proceedings before cantonal authorities
Structuring & Regulatory
- Advise on LFADN (Lex Koller) restrictions applicable to foreign investors and structure compliant acquisition and holding vehicles
- Advise on real estate holding structures, including direct ownership, SPV structures, and property funds
- Support clients on real estate aspects of estate planning, succession, trust, and foundation arrangements
- Coordinate with tax advisors on stamp duty, transfer taxes, capital gains, and VAT implications of real estate transactions
- Advise on condominium law (Stockwerkeigentum), co-ownership agreements, and building rights (Baurechte)
Client Relationship & Business Development
- Develop and maintain long-term client relationships with entrepreneurs, family offices, developers, and institutional investors
- Identify cross-selling opportunities with M&A, notarial, tax, and litigation practice groups
- Contribute to thought leadership through articles, client seminars, and representation at real estate industry events
- Mentor junior lawyers and trainees, sharing expertise and best practices
- Actively use AI-driven legal tools and contribute to the firm’s ongoing innovation agenda
Performance Indicators
- Mandate acquisition in real estate and related practice areas
- Cross-selling contribution across the firm’s practice groups
- Billable hours targets
- Client satisfaction and long-term retention
Marketing activities: newsletters, events, publications, and digital content
Requirements
Education
- Swiss bar admission (Anwaltspatent) — mandatory
- Excellent academic credentials in law; additional qualifications in real estate law, tax, or corporate law are a strong asset
- Further education or CAS/MAS in real estate or construction law is an advantage
Professional Experience
- 5 to 15 years of relevant post-qualification experience in real estate law, ideally within a top-tier law firm or in-house legal function of a real estate developer, bank, or institutional investor
- Demonstrated track record of independently leading complex real estate transactions
- Experience with cross-border property matters and international client structures is highly valued
Languages
- German — stylistically confident, legally precise written and spoken expression (mandatory)
- English — stylistically confident, professionally fluent (mandatory)
- French, Italian, or further languages are an asset given the firm’s international client base
